Timber has been widely used as part of building construction for hundreds of years. The structural integrity and durability can however be affected by dampness and subsequent decay leading to varying degrees of damage throughout the property.  It is very important that any outbreak of fungal growth is accurately identified thus enabling the correct remedial works to be implemented.

These are just a few examples of what could indicate the presence of wet or even dry rot:

• a timber floor has ‘dropped’ and perhaps feels ‘springy’?
• a gap has developed below the skirting board?
• the skirting board feels soft and looks distorted?
• a mushroom odour is present?
• What appears to be rusty red dust has appeared certain areas?

The most common form of wet rot is Coniophora puteana (Cellar Fungus), usually found in areas of prolonged dampness e.g: cellars, sub-floor areas, and skirting boards adjoining damps walls.

Serpula lacrymans (dry rot) is well known for causing widespread damage to areas beyond the initial point of outbreak. However, the damage caused is largely as a result of unnecessary removal of renders and plasters combined with often pointless drilling of walls with the subsequent pumping in of water-based chemicals that contribute greatly to an already damp wall.

Early inspection, and correct remedial work specification is essential to avoid continued growth and unnecessary damage to building fabric and elements.
