The ICIRS Pre-Purchase Survey

This is an extended, in-depth version of the well-known ‘Damp & Timber’ survey

A very common part of the house buying process that mortgage lenders may request in properties of all ages where a building survey has highlighted the presence of dampness, woodworm, dry/wet rot etc.

It is important to understand that there are very significant differences between recommendations for traditional and modern buildings. Inappropriate materials and treatments can cause extensive damage to traditional solid, stone, brickwork, straw bail, rammed earth and cob walled buildings.

Found a house you want to make your home?

So after much searching, you’ve found the house that could potentially become your home.

Before moving forward, there are some questions that need answering;
  • what works need to be done before you can move in?
  • are damp problems present?
  • are the timbers free from woodworm and decay?
  • do walls need replastering?

And of course…….HOW MUCH WILL IT All COST???

All too often this information is found out weeks after the initial viewing only to realise, too much work is required or simply renovation costs exceed your budget, and in this time you’ve potentially missed out on other properties more suitable.

Before moving forward, and potentially wasting time and money, why arrange for an  ICIRS Pre-Purchase Survey to be carried out. The idea being as soon as you find a house you like, this survey is carried out investigating any damp and timber related defects that may be present.

Where possible, inspections carried out are from the chimney pot, down through the building, inside and out*.

*The extent of the survey depends on permissions and accessibility

House Price Negotiation

A detailed report can be complied including recommendations compatible for traditional solid wall, or modern cavity wall construction buildings.

These reports have proven to be very useful negotiation tools regarding the cost of the property.

If you are the seller, this transparency can help to speed up the sale process and of course, the same survey can be carried out for you on your next home.

Inspections can also be tailored for routine maintenance of a property. Something that is all to often neglected until damage has been caused.
